The Hobbit: The Value of Smaug’s Lair

The folks over at Movoto real estate blog took a look at Smaug’s lair under The Lonely Mountain (formerly known as Erebor) and came up with this fictional real estate listing for the property. Estimating the square footage at more than $1.2 million square feet, they come up with a price of just $6.1 million. Seems like a bargain, actually. But good luck getting the current tenant to vacate.
