What would you offer for Bag End, considering the asking price of $1,330,000? Seems a little steep for a 3 bedroom, 1 bath house, but it is 4,500 square feet and you can’t beat the Bag End location. The Movoto real estate blog put together a fictitious listing for Bag End, including comparables here. The asking price is based on an analysis and valuation done by Movoto based on the description of the home in The Hobbit (“In a hole in the ground there lived a hobbit. Not a nasty, dirty, wet hole, filled with the end of worms and an oozy smell, nor yet a dry, bare, sandy hole with nothing in it to sit down on or to eat: it was a hobbit-hole, and that means comfort….” Movoto also looked at the estimated value of the home, assuming it was in Tolkien’s favorite county: Worcestershire County, England, and not where it was filmed in Peter Jackson’s movies.
